Santa Ana became more Latino by the 1970s. White flight to the suburbs coincided with Santa Ana's downtown becoming more popular with Latinos. This changed the perceptions of Santa Ana and its economic value. Property values dropped significantly in 1974 while Villa Park, Newport Beach, and Laguna Beach saw their value increase.
Santa Ana was a city with equal numbers of Latinos and whites when it entered the 1980s. Fourth Street, which had been the center of the city's white commerce, became a street with Latino businesses and characters. Latino immigrants and working-class families were now found in all neighborhoods of the city instead of just a few ethnic enclaves. Santa Ana was now more commonly called Santana and Fourth Street became La Cuatro.
