The Arlington Downs was used for rodeos and other events in the 1940s. Top O'Hill Terrace was evaded by the police until 1947 when M. T. Gonzaullas, a famous Texas Ranger, caught the gambling operation in full swing and closed the place down. Many families moved from Texas to Arlington in search of work during World War II. The city had a population of over 4,000 before World War II. Texas' manufacturing boom was sparked by the war. Arlington was among the largest aerospace engineering hubs of Texas at that time, Dallas and Fort Worth.
The Top O'Hill Terrace property was bought by the Bible Baptist Seminary in 1956 and transformed into Arlington Baptist University. Original structures and underground tunnels are still intact. Commercial developers destroyed Arlington Downs in 1958. Only a concrete water trough remains and a Texas historic landmark marker was placed in 2016. The arrival of the General Motors assembly line in 1954 marked the beginning of large-scale industrialization. Between 1950 and 1990, the city saw one of the highest rates of population growth in the country through aerospace and automotive development.
