William Davis, who had 3,000 acres of land where McKinney is now, donated 120 acres to McKinney on March 24, 1849. McKinney was incorporated ten years later. In 1913, McKinney adopted the commission form government.
McKinney was the county's main commercial center for its first 125 years. McKinney was the county seat and provided flour, corn, and cotton mills as well as a cotton compress and a cottonseed oil plant. It also had banks, churches, and schools as well as newspapers and, since the 1880s an opera house. Businesses also came to include a textile mill, an ice company, a large dairy, and a garment-manufacturing company. From 35 people in 1848 to 4,714 by 1912, the population had increased to 4. McKinney was home to more than 10,000 people and 355 businesses by 1953. The county's agribusiness hub remained in McKinney until the 1960s.
