The Census Bureau recorded that the city had a population of 38.8% blacks and 60.8% whites in 1970. The 1970s and 1980s saw Durham's growth rekindle with multiple housing developments being built in the south of the city. These developments were located near Research Triangle Park. This was also the time when downtown revitalization began. The St. Joseph's Historical Foundation, Hayti Heritage Center, was established in 1975 to preserve the history of the Hayti community and promote understanding and appreciation of the African American experience as well as African Americans' contributions to world culture. In 1994, the Durham Bulls received a new downtown stadium. According to Pollstar magazine, the Durham Performing Arts Center is now ranked in the top ten for theater ticket sales in America. There have been many famous performances, including B.B. King and Willie Nelson were among them. Large-scale renovations of historic factories were undertaken to transform them into offices, condos, and restaurants. Despite these efforts, Durham has seen the majority of its residential and retail growth in the I-40 corridor since 1990.
